Commercial Property Manager - Client Side

  • Ensure the existing commercial/residential portfolio and new properties achieve or exceed business plan objectives
  • Ensure all buildings under management are fully compliant and inspected/maintained in a cost effective and timely manner
  • Manage the contractor database, sourcing and vetting new contacts ensuring at least three preferred contractors covering key trades at any one time, maintaining effective working relations and tendering processes to ensure quality/cost control
  • Establish and maintain good working relationships with local/regional suppliers and service providers to ensure best pricing, best practices and consistent quality performance
  • Conduct interim inspections and follow-up as needed to ensure all necessary safety checks and maintenance works are to the clients standards
  • Prepare schedules of work and cost plans for new properties, managing the fit-out process and contractors on site, ensuring a comprehensive handover to Lettings Team
  • In conjunction with the Management Team formulate, review and approve budgets/cash flow forecasts for new project fit-outs and existing properties
  • Review and analyse monthly property financial statements with Management team, including income and expense analysis and rechargeable costs
  • Research and negotiate competitive service contracts e.g. utilities, key holding, cleaning, waste removal, emergency call out services
  • Provide leadership and clear direction for the Property Team, be a role model of effective task management and customer service
  • Explore and implement 'other income' and revenue sharing opportunities with Management Team e.g. parking
  • Maintain a consistent awareness of seasonal trends regarding maintenance and the financial performance of individual properties
  • Routinely check and update of all key property information on central database
  • Attend meetings and liaise with enforcement/environment agencies if necessary


  • Proven track record in managing multiple commercial and large residential properties, including day to day maintenance and monthly reporting
  • Minimum 3-5 years commercial property management experience
  • Experience of sourcing and managing contractors and tendering processes
  • Good working knowledge of the various building trades and general maintenance
  • Self-motivated problem solver
  • Ideally, but not essential, supervisory experience of at least 2 employees
  • Understanding and knowledge of regulatory / legislative requirements pertaining to property management and health & safety in context of multiple occupancy
  • Ability to manage stakeholder relationships including contractors, suppliers and property owners
  • Demonstration of leadership skills, task management and ability to motivate others
