Lettings Branch Manager

Our client is a vibrant, forward thinking and ambitious lettings specialist for HMO Landlords and Student Property across Greater Manchester based in Salford.

Due to expansion they are looking to recruit an experienced Branch Manager with previous knowledge HMO & Student Accommodation preferred but not  essential.

The Role:  

  • Training, developing, and disciplining staff
  • Updating HR system
  • Weekly Monday morning team meetings/notes
  • Conduct monthly 1-2-1s with staff
  • Conduct interviews with potential employee candidates
  • Managing, monitoring and motivating all staff
  • Conduct property valuations
  • Book/conduct viewings if needed
  • Conduct marketing picture taking if needed
  • Ensure properties are safe and up to standard according to council regulations
  • Ensuring all properties are being looked after and maintained
  • Ensuring tenancy applications are swiftly processed
  • Ensuring all landlords are being efficiently communicated to and are paid on time
  • Ensuring all contractors are being efficiently communicated to and are paid on time
  • Ensuring all tenants are being efficiently communicated to and are paying their rent on time
  • Monthly updates to directors
  • Ensuring all tenancy details are correctly inputted by staff on all systems
  • Dealing with customer complaints
  • Maintaining key system, cutting keys if needed
  • Plan ahead for key dates during the year i.e. Move-ins/Move-out inventories, quarterly inspections, key pick-ups.
  • Monitoring and spot checking inventories
  • Dealing with customer service issues, finding out route cause and ways to stop from happening again
  • Maintaining the client account
  • Change management – they will lead changes in the business and ensure these changes are properly taught/executed

Candidate Requirements:

  • Experience in the letting industry essential (students is a bonus but not a must)
  • Quick learner
  • Excellent eye for detail
  • Excellent customer service
  • Excellent communication skills
  • Confident & patient
  • Leads by example
  • Has managerial experience or at least demonstrates strong leadership skills
  • Strong work ethic and a desire to learn & change
