Our client are looking to recruit an experienced Property Manager to join their team.

The right candidate will be positive, ambitious and naturally enthusiastic with a can-do attitude. The main purpose of the role is to oversee a portfolio of residential property and contribute to the department in achieving its objectives and targets.

This is a challenging role which is ideal for someone who thrives on working in a fast moving challenging environment. You will need to demonstrate a varied range of skills, be highly organized, self-motivated and be able to work independently as well as part of a team.

Reporting to the head of property management The Property Manager will be working in a fast-paced and demanding environment dealing with landlords, tenants and contractors. You must be a strong and resilient character who is a confident communicator with the ability to resolve issues effectively within a timely manner, all while delivering exceptional levels of customer service. You must be willing to carry out relevant tasks as directed by your line Manager to contribute towards the success of the business.

Job description

The key responsibilities are:

-Instruct approved contractors
-Control costs and quality of work
-Arrange appropriate quotations
-Act as liaison between landlords, tenants, contractors
-Arranging contractors to resolve repairs, maintenance and refurbishments

-Follow up any identified maintenance issues
-Manage the deposit release and deposit dispute resolution process
-Book check outs
-Book critical safety inspections
-Conduct Property visits
-Work towards Service Level Agreements

-Conduct pre tenancy inspections
-Issuing Gas safety certificates
-Handle deposit disputes
-Issue section 21 notices

The individual will have:

-Experience of managing a portfolio of residential property
-Excellent telephone manner
-Knowledge of lettings and Property management legislation
-Strong time management skills and be able to work to tight deadlines
-The ability to work under pressure
-Proven customer service skills
-Strong problem solving skills and be able to work on own initiative
-Competent knowledge and use of the Microsoft Office suite would be helpful

-Professional approach and appearance
-Able to troubleshoot difficult and sensitive issues
