Portfolio Manager (Build to Rent) - London and Southern England

A market leading development, property management and regeneration company specialising in BTR are currently looking to expand their team by recruiting a Portfolio Manager to manage an established team within London. You will ideally come from a property management background, either working for a landlord or BTR company and currently mange a team of property managers and admin staff. To be considered for this role you should be able to demonstrate excellent knowledge of the BTR sector and be ARLA/NFOPP qualified.

The main function of this role is to manage the operational and financial performance of a large scale, high quality residential property portfolio through maximising lettings & rent collection, minimising voids and managing expenditure. In this role you will be expected to lead a team to ensure the portfolio of properties and clients is effectively managed and that a high level of service is provided.

The main duties of the role will include but not be limited to:

  • Management of the letting and management team to deliver the client's business plan objectives and meet agreed service levels.

  • Monitor portfolio-based KPIs for health & safety compliance, lettings, voids, tenant service, expenditure and credit control.

  • Manage client, third party & internal audits.

  • Ensure property management systems are updated in line with company policy and client reporting requirements at all times.

  • Develop the team by providing operational feedback and supporting in HR functions as required.

  • Develop a detailed knowledge of the properties and local lettings markets.

  • Oversee the appointment and performance of lettings agents to ensure rental uplift and occupancy targets are achieved in line with client KPIs.

  • Oversee negotiations, evaluate and provide lease and disposal recommendations to the client.

  • Manage annual rent review and advise the client on potential rental levels.

  • Ensure a high level of Health & Safety compliance is maintained across the portfolio, including managing contracts with third party advisors and block managers.

  • Oversee regular inspections of void and tenanted properties.

  • Prepare planned maintenance programme and arrange service contracts across the portfolio, re-tendering regularly to ensure good value.

  • Ensure that issues and problems raised by the client, tenants or third parties are dealt with promptly and effectively.

  • Assist the Project Manager in operations related projects; ensuring economic viability, providing and evaluating market appraisals. Providing insight on market conditions and liaising in sign off/marketing.

  • Monitor and manage all risks associated with the portfolio on behalf of the client, including reputational.

  • Where required, manage client-led portfolio wide exercises, ensuring that potential fee income is maximised at all times.

  • Prepare and present high quality reports with good analysis of operational and financial data.

  • Identify areas of weakness in performance, troubleshooting to improve results and streamline service delivery.

  • Liaise with the client over the integration of new properties into the portfolio as required, ensuring management systems are implemented correctly.

The ideal candidate will:

  • Have responsibility for a team as a confident hands on manager including building and motivating a team, delegating tasks and carrying out staff development.

  • The ability to remain calm in potentially difficult or sensitive situations both in person or one the phone is essential for this post

  • You should have experience in producing reports with strong numerical and literacy skills

  • NFOPP Level 3 Technical Award in Residential Letting & Property Management would be beneficial.

  • Background in Property Management is essential

  • Experience and understanding of tenure relationships and leases would be beneficial

  • At least 5 years' experience in the Property Industry


  • £40,000 - £45,000 + benefits including excellent pension
