Our client is an award winning independent lettings agency who are on the hunt for an experienced Property Consultant. This is an extremely challenging role, so they are ONLY looking for those who have had a minimum of 2 years' experience in the lettings industry as a Property Manager, Negotiator or Valuer.

You will need to be a real people person, with the ability to build rapport extremely quickly, and a very driven attitude. This role may require you to be in contact with clients and staff outside of your normal working hours.

Job Purpose

The role of the Property Consultant is to manage a portfolio of managed properties, as well as generating new business; manage your portfolio of tenants and landlords; assist with valuing and listing new properties to let; help your team to provide excellent customer service as well as ensuring your team hits monthly team targets.

Main Responsibilities

  • Portfolio / property management
  • Creating excellent relationships with your landlords and tenants, offering a personal and tailored 360 degree service
  • Conduct the Pre-inspection, Inventory or Check In
  • Liaise with incoming tenants regards property induction
  • Handover the welcome pack to tenants including the Tenant Handbook, How to Rent Guide, EPC, Gas Cert and any other information required
  • Provide tenant details to council tax, Yorkshire water, utility companies
  • Carry out 7 day courtesy follow up call for new tenants
  • Manage incoming repair requests within 24 hours by phone to qualify the issue and discuss with the tenant
  • Booking correct contractors, notify tenant of access / works carried out
  • Quote landlord where required and oversee works
  • Following up work completed and confirm completion with tenant
  • Ensure jobs completed effectively within a reasonable timeframe
  • Monitor contractors performance / spot check works
  • Authorise invoices to be paid by accounts
  • Manage contractor invoicing, including upfront payment of invoices where required
  • Organise gas safety certificates, electrical certificates when required
  • Conduct Inspections at properties and notify tenants of issues, as well as feedback to landlords following property inspections
  • Conduct check out inspections, check the state of the property and furniture against the inventory
  • Deal with deposits and dilapidations at the end of the tenancy, mediate between landlord / tenant on deposit deductions
  • Dealing with renewals, and inspecting the property prior to any renewal
  • Dealing with rental arrears
  • Arrange cleaning contractors for end of tenancy cleans
  • Prepare the landlord for any works required and general maintenance

Lettings Administration

  • Deal professionally with customer and staff enquiries, answer incoming calls professionally and deal with incoming emails and new enquiries
  • Support the negotiators where required, including booking in viewings
  • Assist in progressing deals to completion
  • Ensuring regular feedback is provided to landlords on viewings, as well as any other property visits including property inspections
  • Ensure viewings feedback given to landlords
  • Negotiating the let of properties with landlords and tenants where required
  • Assist in completing pre tenancies and taking payments
  • Deal with the tenancy application from start to finish
  • Create and upload for signing the tenancy agreements
  • Take part in morning team meetings to monitor performance and keep everyone up to date
  • Dealing with complaints where required, prior to passing to management
  • Assist the team to hit set targets on a regular basis
  • Update the team at weekly meetings

New Business Generation

  • Generate market appraisals through direct and indirect marketing methods
  • Generate new landlord leads through referrals, networking and calling existing database of landlords and create referral agreements with local businesses
  • Maintain a comprehensive register of stock available to let, ensure stock is balanced and of good quality
  • Investigate daily the performance of properties within the portals, noting best and worst performers, leads generated per property and make recommendations

Other Responsibilities

  • Assist in listing properties to let on Jupix with excellent quality photos, descriptions etc.
  • Assist collecting Landlord instruction forms, ID's, proof of home ownership, EPC, Gas Cert, PIR and HMO Certs where required ensure all properties marketed have a landlord agreement, full set of keys, contact details and are listed on the site and portals
  • Be aware of market trends, likely rent, tenant type, cosmetic works required, fire safety works required, landlord legal responsibilities
  • Build strong relationships with clients, and sell all company services strongly and ethically, with the focus on generating new and repeat business
  • Being aware of industry news, conditions and trends
  • Manage To-Let boards, ensuring all properties available to let have a board erected
  • Manage featured property on Rightmove

Salary Package:

  • Salary: £16,000 - £22,000 dependant on experience
  • Benefits: Use of Pool Car, Bonus Scheme, Refurbishment and Sales lead commission
  • Hours: Monday to Friday either 9am to 6pm, or 10am to 7pm (plus one Saturday per month)
