PROPERTY MANAGER - Swaffham Bulbeck, Cambridge - Up to £22,000pa depending on experience and knowledge + Bonus and Company Car

Our clients are a family run residential lettings and property management company with offices in Cambridge city, Swaffham Bulbeck, Longstanton, Royston, Ware, Hertford & London.

They are currently seeking an experienced Property Manager to join their superb team in Cambridge (to be based at the Swaffham Bulbeck office).

This is very much a team-based role with each individual Property Manager looking after a portfolio of around 150 properties. The Property Manager will cover the routine visits, checkouts, inventories, managing maintenance and dealing with landlords.

our clients have an administration team who works in support of the Property Managers in dealing with the viewings, referencing, tenancy agreements, rent increases etc. It is a fast paced and varied role which requires enthusiasm and hard work. Our client also encourages and supports training and industry qualifications.

An ideal candidate will have a minimum of one year’s Property Management experience and be ARLA qualified.

It requires excellent organisational skills and the ability to manage and priories workloads. There is an equal amount of administration involved as well as practical tasks, each requiring an eye for detail and stringent record keeping. Strong communication skills are key in dealing with landlords, tenants and contractors.

Customer service standards are of the highest importance and delivering this consistently requires these key skills as well as a desire to strive for excellence in everything we do.

Hours are Monday – Friday 8.30 am – 5 pm with 1-hour lunch.
There is the option of covering the out of hours mobile for additional pay.

Full Job description:
To manage a portfolio of properties as per the list provided which may change from time to time.
To deal with all landlord and tenant enquiries and respond within a timely manner (24 hours during the week/ on Monday following weekend contact)
To arrange property maintenance via the landlord and/ or contractors as per the landlord’s contract and instructions (and as noted in Proman – soon to change to Jupix)
To carry out routine visits to each fully managed property using the app and keep landlords informed of their condition and filing the report on each occasion
To produce an inventory and condition report for each property using the app prior to the commencement of the tenancy
To ensure that gas check certificates remain valid throughout every tenancy and are complete prior to the start of any new tenancy
To arrange mains electrical inspections on each property every 5 years. Where landlords refuse, ensure that written documentation is saved to prove that the landlord has been made aware of the requirements and risks in not doing so (discuss details of these with Claire or Kane to determine the risk of continuing tenancies and determine the information to provide to tenants as although our contract is with the landlord, we have a duty of care to the tenant).
The ensure that an EPC is produced and attached to the advertising property details within 7 days of commencing advertising. Ensure a minimum of an E rating or comply with legislation in accordance.
To ensure a Legionnaire Risk Assessment is carried out and report saved.
To ensure that the property is safe and complies with regulations prior to the commencement of and throughout a tenancy. Consider HHSRS and HMO requirements
To ensure that a full and thorough checkout is done at the end of each tenancy using the original inventory and that TDS requirements and time scales are followed
To carry out general administration relating to tenancies
To generally assist other staff in their duties when necessary to provide cover and/ or ensure the smooth running of the office.
To manage rent arrears with tenants and landlords (via our accounts team)
Expectations and Targets:
To ensure you remain aware and compliant with the company policies and procedures both within the employment contract and hand book.
To ensure polite, professional and positive customer service is always delivered to all clients (clients are considered to be everyone in contact with us)
To ensure that you complete all tasks that are within your responsibility within a timely manner and/ or deadline or if unable to do so, ensure this is reported to a Manager or Director.
To ensure you work as a team member and therefore to assist other staff members where/ when required.
