Property Manager Hendon

I am currently working with a great family run company based in Hendon who are looking for a Property Manager to manage their portfolio of properties. They are a small and close knit team, who are very supportive and create an inclusive and friendly working environment. You will be the sole property manager and as such will be trusted to take full ownership of the portfolio and will have the chance to make the role your own.

This is a lovely position based in Hendon, so if you are looking for a position away from the hustle and bustle of London City Centre with parking available, and a close and supportive team then this is the position for you.

Responsibilities

Lettings:

  • Maintain up to date availability lists
  • Agree rent levels and instruct agents
  • Ensure properties are prepared for viewings and co-ordinate access/viewings
  • Obtain updates from agents on a regular basis
  • Review and approve tenant credit checks and references
  • Receive and approve offers
  • Prepare tenancy agreements
  • Arrange check ins and check outs (including dealing with tenant dilapidation's)
  • Enter new tenancies onto Qube
  • Prepare and serve section 21 and section 8 notices

Renewals and rent increases:

  • Keep a note of tenancy expires and write to tenants in advance of tenancy expiry
  • Agree rent increases and renewals

Maintenance and repairs

  • Deal with tenant correspondence and calls regarding repairs
  • Instruct and manage outside contractors and workmen
  • Organise gas safety checks, electrical checks, EPCs, etc
  • Ensure properties are generally compliant with legal requirements
  • Approve invoices
  • Arrange cleaning and redecoration in between tenancies
  • Assist with upgrading units (as appropriate)

General

  • Carry out quarterly inspections of properties
  • Deal with tenant queries/complaints/requests
  • Deal with insurance claims
  • Keep detailed notes and records
  • Liaise with accounts on lettings and management matters
  • Manage and oversee outside agents
  • Report to directors and seek instructions where necessary

OBJECTIVES

  • Maximise lettings and lettings revenue and keep voids to a minimum
  • Keep costs under control
  • Ensure tenants are generally satisfied
  • Keep on top of work and prioritise workloads
