PRS Lettings Manager - South

My client is a leader in the Build to Rent space. They own and operate rental homes across the UK.

Following a promotion, they are now looking for a Lettings Manager to oversee the occupancy of BtR sites in their Southern region.

Lettings Manager - South

Key responsibilities include:

  • Operate as dedicated Lettings Manager for B2R projects
  • Prepare rental appraisals and opinions for potential B2R schemes
  • Create a professional and effective lettings function as an integral part of the B2R offering
  • Responsible for lettings and renewals performance of B2R projects
  • Undertake inspections and provide rental valuations and recommendations to improve rental performance and reduction of void periods.
  • Contribute with design input in terms of rental finish and how to maximise rents by interior layouts and furnishings, to include common parts
  • Responsible for delivering high level customer service to all applicants
  • Management of an incentivised, on site lettings and renewals team, including recruitment and all lettings specific training
  • Lead and support B2R on site team to achieve lettings and renewals related SLAs and KPIs
  • Develop and maintain software systems for lettings and renewals
  • Develop and maintain marketing of Lets, when appropriate
  • Assist in development of and monitor monthly analysis lettings reports for B2R projects
  • Where required develop, initiate, implement and report on marketing and advertising budgets and strategies with Asset Managers
  • Work as part of project team to support the development of the Build to Rent 'brand' and contribute lettings knowledge for such new developments
  • Work with centralised services to deliver effective procedures
  • Working alongside and as part of the Lettings Team continuously improve the overall customer lettings experience
  • To support Director of PAM South in developing and delivering suitable complete lettings and management models for B2R projects
  • Ensure consistently demonstrates and deliver core values

Key Skills:

  • ARLA or NFoPP qualified
  • At least 4 years' experience working in direct lettings and in a similar role is essential
  • Demonstrable experience of rental valuations
  • Knowledge of Housing Acts and Landlord & Tenant legislation
  • Commercial acumen and communication skills, both verbally and with written reports
  • Tenacity to be a self-starter
  • Customer focused
  • Demonstrable previous experience in leading a professional and incentivised lettings team
  • Direct experience of applicant management and lettings negotiations
  • Intermediate level of Microsoft packages including: Excel, Word & Outlook is essential
  • Full clean driving licence with ability to drive in UK is essential
  • A knowledge of design capability in terms of rental finish and how to maximise rents by interior condition
  • Financial analysis experience relating to residential lettings
  • Highly numerate and experienced in managing budgets
  • Confident decision making
  • Must be detail orientated
  • Demonstrate examples of delivering the core values
